    Slow Season Pricing Workshop

How much did your slow season cost you last year?

Upload your last 12 months of bookings. In a few minutes, you'll know how much revenue you lost last year, why you lost it and how to price those nights going forward.

Before you start: export your bookings

    • CSV file from your booking software (Hostaway, Guesty, OwnerRez, Cloudbeds, Track, ResNexus, or any other)
    • Last 12 months, filtered by check-in date
    • Needs check-in date and revenue at minimum. Check-out, nights, booking date and unit make it more accurate.

🔒 Your booking file never leaves this computer. Everything is calculated in your browser. We only save your email.

Panic drops: stays booked more than 20% below what the same month and day of the week usually sells for, times the gap.

Empty nights: for seasons under 55% full, empty nights × 20% (the share the Pink Line can realistically win back) × the season's usual rate. Owner stays and blocked nights look like empty nights in a booking export, so block-heavy calendars will read high.

Note: This is an estimate from your own booking history, using our Pricing Leak model.

    Before you price anything

Know your floor, and when to move

Your floor (BATNA) is the lowest rate you'll ever accept. It isn't where you start. It's the line you never cross, and knowing it is what stops a panic drop.

AirDNA shows Airbnb prices with Airbnb's markup included, for you and your comps alike. Your Pink Line price is in the same terms, so it's the price to show on Airbnb. Add your markup and we'll also give you the rate to set in your booking software.
